The La Quinta problem: the mountain wall
The Santa Rosas sit right on top of the Cove, so usable light there disappears noticeably earlier than a few miles north. Anything against the mountain gets shot first; the open golf frontage further out can hold on much later.

Yes. Golf-frontage homes benefit from drone at $200, because the relationship between the house, the fairway and the mountains is most of the pitch and is hard to show from the ground.
